9 Must-Haves at Rental Properties
As a DIY Landlord, it’s important for me to have the best products that are not only loved by my tenants, but provide convenience for me and help maintain the property. Here are eight must haves at my various properties:
Exterior Door Smart Lock | For some of my rentals, I prefer to use a smart, coded lock. This helps my tenants not get locked out and provides overall convenience for them and for me. I like that it comes with a backup key in case the batteries go out.
Interior Door Smart Lock | This is one of my favorite options for room rentals. This adds a sense of protection for tenants, and holds with the sleek, matte black aesthetic I typically prefer. This lock even allows a master code to be put in, allowing you to be able to change codes as tenants change. This also comes with a backup key.
Water Sensor | This water sensor is helpful to put in any area that is prone to or could have even a remote propensity to leak. There’s is no situation when you have a leak where you won’t wish you had this.
Fire Escape Ladder | For two story properties, I have one of these upstairs for an extra layer of protection.
Mattress Enclosure | For my furnished rentals, I like to protect my mattress with covers that fully enclose the mattress. They come off easily for washing and dry quickly compared to others.
Pillow Covers | Along with the mattress enclosure, I add pillow enclosures to ensure that pillows stay fresh, clean, and protected.
Lockbox for Spare Key | I like this discreet, mountable lockbox for the spare key for the exterior smart lock. I like to have this in place for emergencies, especially for out of state properties.
Bathroom Dehumidifiers | If you’re concerned about moisture buildup, first, make sure your vent is installed correctly, but for extra help, you can use a small bathroom dehumidifier, like this.
Mesh Shower Drain Covers | This can help prevent clogs from hair in your shower. This is a super inexpensive way to help protect your investment (or prevent a service call to unclog a drain).
